How Much Snow Can a Cottage Roof Hold?

The honest answer starts with weight, not depth

Every winter on the Bruce, someone stands in their yard, looks up at a loaded roof, and asks us the same thing: how much snow can it actually hold? It is a fair question. The honest answer is that there is no single number that fits every cottage.

What matters is weight, and weight depends on how wet the snow is, not just how deep it looks from the driveway. A roof buried under light, dry powder may be carrying far less than one under a shallower layer of dense, soaked snow. Two cottages on the same road, hit by the same storm, can be under very different loads by February.

So instead of a magic number, this post gives you something more useful: how Ontario cottage roofs are built for snow, why weight beats depth every time, and the warning signs we look for when we decide a roof needs clearing.

How much snow an Ontario cottage roof is built to hold

Ontario’s Building Code does not use one snow figure for the whole province. It ties each building’s design to a ground snow load set for that specific location, drawn from local climate data. The snowbelt communities along Georgian Bay and the Lake Huron shore tend to sit at the higher end of those numbers for southern Ontario, so a cottage near Sauble Beach or Collingwood is expected to shoulder more than one in a milder region.

Two things complicate that clean picture:

  • Age. Older cottages, and there are a lot of them up here, were built to the standards of their day, which were not always today’s. A roof framed decades ago was not necessarily designed for the loads a current build would be.
  • Additions. Porches, sunrooms, mudrooms, and back-kitchen add-ons are often framed lighter than the main house, sometimes by a different builder in a different decade. They can reach their limit long before the main roof does.

So “how much can it hold” really means “how much was this particular roof built to hold, and is it still in the shape it was?” That is why we look at the whole building, not just the ridge. And to be clear, we are not structural engineers handing you a load number. If there is real doubt about a roof’s capacity, that is an engineer’s call, and a good one to make.

Why weight beats depth every time

Snow is water, and water is heavy. But not all snow weighs the same. Fresh, cold powder is mostly trapped air. Wet, packed snow, the kind a mild spell or a rain-on-snow event leaves behind, can weigh several times as much for the same depth.

That matters here more than in most places. Lake-effect snow forms when cold air slides across the open, still-warm water of Lake Huron and Georgian Bay, picks up moisture, and dumps it on the downwind shore. Early and late in the season especially, that snow often comes down wet and dense. Then a thaw packs it, a cold snap freezes it, and the next storm piles fresh snow on top. By midwinter a roof can be carrying layers that are far heavier than the fluffy blanket they look like from the ground.

The takeaway is simple: do not judge the load by the ruler. Two feet of soaked, refrozen snow can be a bigger problem than three feet of dry powder.

Ice dams add weight you cannot see

There is one more load that hides at the edge of the roof. Ice dams form when snow melts higher up, from the sun or from heat escaping through the roof, and the water runs down to the colder eaves and refreezes. Over a winter of freeze-and-thaw cycles, that builds a ridge of solid ice along the roof edge.

Ice dams cause two kinds of trouble:

  • Ice is much heavier than snow, so a dam concentrates weight right at the eaves, out over the walls where you least want it.
  • The dam backs meltwater up under the shingles, where it can work into the roof and show up as a stain on the ceiling inside.

On a cottage that sits cold and empty, those freeze-thaw cycles come and go all winter with no one there to notice the ice building up along the edge.

The warning signs we look for

This is the part worth memorizing. You do not need a load number to know a roof is in trouble, because the building tells you. When we check a cottage after a big storm, these are the signs that move a roof to the top of the list:

  • A visible sag or dip. Sight along the ridge and the roofline. A new dip, a wave, or a ceiling that looks lower than it did is the clearest warning of all.
  • Doors and windows that suddenly stick. When a roof is straining, the frame around it flexes, and interior doors or windows that opened fine in the fall start to jam.
  • Cracking, popping, or creaking sounds. Fresh noises from the ceiling, the walls, or the roof framing are the structure telling you it is working hard.
  • New cracks in drywall or plaster. Watch where the ceiling meets an interior wall, and above door frames, for cracks that were not there before.
  • Water stains on the ceiling or upper walls. Often the first sign of an ice dam backing water in, sometimes before any sag shows at all.
  • Deep drifts on the flat and low spots. Wind piles snow unevenly. The heaviest loads gather on low-slope roofs, flat sections, and over porches, sunrooms, and additions, which are exactly the parts built lightest.

Any one of these is worth a closer look. Two or more together, especially after a wet dump or a rain-on-snow day, is a reason to get the snow off, and to keep people out from under that part of the roof until it is clear.

When clearing the roof makes sense

Not every roof needs clearing after every storm. A steep roof in good shape often sheds snow on its own. Clearing earns its keep in specific situations, and these are the ones we watch for on the Bruce and around Georgian Bay:

  • Older cottages, where the roof may have been framed to lighter standards.
  • Additions and porch, sunroom, and deck roofs, which are usually framed lighter and load up faster than the main house.
  • Low-slope and flat sections, which hold snow instead of shedding it.
  • Drift zones — valleys, spots below a taller roofline, and anywhere wind funnels snow into a deep pile.
  • After a wet, heavy storm or a rain-on-snow event, when the load can jump overnight.

If your cottage checks two or three of those boxes, it is a candidate for clearing before the load stacks up, not after the ceiling has already started talking to you.

Roof snow is not a do-it-yourself afternoon

Before you reach for a ladder, know this: winter roof work is genuinely dangerous. A slick, loaded roof is one of the most dangerous places on any property. Add hidden, icy edges, heavy and awkward snow, and a long drop, and it is easy to do more harm than good. A metal shovel or a careless rake can tear shingles and gouge the very roof you are trying to save, and then there is the wall of snow you just pulled down to deal with at ground level.

If you do knock some snow down yourself, a roof rake used from the ground, on the low eaves only, is the safest tool for it. Never a ladder, and never up on a loaded winter roof.
